A tower for people who are done with the eavestroughs.
You know the Saturday. The leaves are down, the eavestroughs are full, and the house you bought for a family of five is quietly asking for a ladder. Royal Heights is for the people who looked at the ladder and decided the weekend could go to something else.
It is a fifteen storey tower at 30 Adelaide Avenue East in Oshawa, and it is a rental, which changes the sums. There is no purchase price to find and no condo fee to budget for. There is a monthly rent, and it already includes heat, hydro, water and air conditioning. Parking and a storage locker cost extra. That is the whole of it.
Be clear about what it is not. It is not a retirement home and it is not assisted living. Royal Heights says so first, on its own FAQ: residents are independent, and anyone who needs personal care or support arranges it themselves. What you get is a private suite, a balcony of your own, and a building that deals with everything outside the door.
Then there is the part that makes people stay. A heated saltwater pool. A fitness room with programs the tenants run themselves. A private theatre you can book for a movie with family and friends. A salon and spa, a library, a party room, billiards, darts, cards and a room kept for puzzles. Garden beds for residents. And neighbours who are constantly getting together for cards, the game, potlucks and a sing and a dance. Use all of it or none of it. The website is firm that nothing is mandatory and your days are yours.

Three kinds of suite, in more layouts than that.
There are more layouts than these three, and floor areas vary from suite to suite. The one bedroom and the one bedroom plus den run larger than the figures shown, and some two bedrooms reach about 1,017 square feet. The bars show each kind’s starting size to scale, and the rent beside it is the starting price.

Two bedroom
2 bed · 2 bath

In the building
A heated saltwater pool
Heated, saltwater and indoors, so a swim is an elevator ride and not a drive.
A fitness room
The fitness programs are tenant led, so what is on the schedule is what your neighbours are running. Ask which are on and when.
A private theatre
Book it and watch a movie with family and friends.
A salon and spa
On site, according to their amenities list. Ask which services are offered and what they cost.
Cards, billiards, darts and puzzles
A games area for cards, billiards and darts, and a room set aside for jigsaws.
The neighbours
Active, and constantly getting together: cards, the game, potlucks, and a sing and a dance.
Library, party room and garden beds
A library for the quiet half of the day, a party and conference room for the loud half, and garden beds for residents who miss the yard but not the lawn.
Security and parking
Key fob access to the building and to the underground parking, 24 hour surveillance throughout and a sprinkler system. The parking costs extra.

A hospital, a mansion and a peony garden, all inside a fifteen minute walk.
Oshawa grew by ten percent between the 2016 and 2021 censuses, to 175,383 people, and about 29,000 of them were 65 or older. The address is close to what matters on a bad day and to a good deal that matters on a good one.
- 7 min
Lakeridge Health Oshawa
At 1 Hospital Court, with an emergency department that is open around the clock. It is the first thing a lot of families ask about, so it goes first.
- 7 min
Parkwood National Historic Site
Their location page gives this walk to the Tea House at Parkwood. The estate is R.S. McLaughlin’s: a 55 room house finished in 1917, formal gardens and greenhouses, a national historic site since 1989, and a favourite film set (X-Men and Chicago were both shot here). The house offers tours through the year. The Tea House is seasonal, so check its dates.
- 15 min
Oshawa Valley Botanical Gardens
At 155 Arena Street and free to enter, with a peony collection of more than 300 varieties that peaks in June and ranks among the largest in North America. The paved Oshawa Creek path starts at Adelaide Avenue and runs about seven kilometres to Lake Ontario, with no road crossings.
- 10 min
The groceries
No Frills is the nearest, a 10 minute walk. Bulk Barn is 11 and Costco 12 on foot, or three minutes by car. FreshCo, Metro and Farm Boy are 7 to 10 minutes by car.
- 13 min
Oshawa Golf and Curling Club
A private club, chartered in 1906, with a course Stanley Thompson reworked in 1929. You may never join, but it is a lot of green to have next door.
Walk and drive times are Royal Heights’ own, from their Location page. The notes are ours.
Questions worth asking on the tour
Answered from their own published pages and the sources below. Anything not covered here is a question for them, not for us.
Is it a retirement home?
No. They describe it as an independent 55+ rental community, not a retirement home and not assisted living. Residents are expected to be independent, and anyone who needs personal care or support arranges it themselves. If your needs might change, ask how other residents have handled it.
How old do I have to be?
Fifty-five or better. They send eligibility questions to the team, so if only one of you qualifies, ask before you fall for a suite.
What does the rent include?
Heat, water, hydro, air conditioning and window coverings, plus access to the saltwater pool, the private theatre, the fitness room and the other amenities. Parking and storage lockers cost extra, and Rogers or Bell can install TV and internet. Ask the team what those cost today.
What will it actually cost?
Starting rents are $2,500 for the one bedroom, $2,650 for the one bedroom plus den and $3,500 for the two bedroom, with heat, hydro, water and air conditioning included. Parking and a locker cost extra. The rent for a particular suite depends on its layout, so call or book a tour for current availability.
How do rent increases work?
An increase is not mandatory, and Royal Heights says management may choose to skip one, as it has in the past. For reference, Ontario’s guideline for 2026 is 2.1 percent, with 90 days’ written notice and at least twelve months between increases, though it does not apply to units first occupied for residential purposes after 15 November 2018. Ask whether it covers your suite.
Can I bring a pet?
Many residents have one, and their site says policies vary. Ask the team for the current rules and any requirements.
Can I leave for a few months?
Yes. They list travel as one of the points of a low maintenance home. For extended absences, follow the building’s procedures and tell management when required.
How do the application, the deposit and the lease work?
You apply for a suite. If you are accepted, you pay a deposit of first and last month’s rent and sign a one year lease, which then goes month to month. The deposit is applied to your last month’s rent.
