If you have driven Rossland Road West past Church Street this summer, you have seen the hoarding. Here is what is going up behind it, what is unusual about how it is priced, and the one thing on the sales sheet worth holding onto.
UpperPark is Coughlan Homes’ new development in the Duffins Village part of north Ajax. Eight house designs, all of them detached, five on 30 foot lots, three on 43 foot ones. Above grade they run 1,975 to 3,229 square feet.
The basement is the story
Every one of the eight arrives with the basement finished, and it is counted in the price rather than sold to you afterwards as an upgrade. That is between 565 and 1,237 extra square feet depending on the design, and every design will take a separate walk-up entrance to it.
That last detail is the difference between somewhere to put the bikes and somewhere a parent or a tenant can actually live, which, in a region where a second suite is increasingly how a household affords the first one, is not a small thing.

Why we did not print the prices
Because they move, and a stale figure on a page like this is worse than none. The August 2026 list was headed newly reduced, which tells you the direction of travel and nothing about where it stops. Every design on our showcase links to Coughlan’s own floor plan PDF and their current price list, so the drawing you measure against and the number you negotiate on are always theirs.
The builder
Coughlan have been building around the GTA since 1958, out of a head office in Ajax. We checked the licence rather than copying it: the certificate published on their own site expired in February 2025, so it proves nothing today. The provincial regulator’s directory lists Coughlan Homes Construction Co. Ltd. as licensed (B41796), with 556 homes handed over in the last ten years and no orders, notices or convictions.
Be exact about which company. Several other Coughlan-named entities in that directory are expired.
Getting out of there
Ajax GO puts you at Union in about forty minutes, and the 401, 407 and 412 are all close. From this end of town the car does the first leg to the station, which is the trade north Ajax asks you to make.
