Sixplexes are legal in nine wards. Want one next door?

A sixplex is a house-sized building, three storeys and roughly the footprint of a large detached, with six homes in it. Toronto made them legal as of right in June 2025 in nine wards: the old city and East York, plus Scarborough North, whose councillor asked. The vote was tangled up with federal housing money that had been promised on the condition of sixplexes city-wide, which council declined to do.

Everywhere else in Toronto the limit is four, and every ward outside the nine can opt in on a councillor’s motion. As of this summer none has, which tells you what councillors think their streets think.

This is the question, then, put to the street rather than the council: on a lot two doors down from yours, the detached house comes down and six homes go up. Yes or no.
